Conveyancing Fees 

We offer fixed fees on all our conveyancing transactions. 

Purchases:

Freehold - purchase starts at £650 plus VAT
Leasehold - Add £120 to the above price
Shared ownership with help to buy ISAAdd £50 to the above figure
Help to buy schemes - Add £100 plus VAT to the above scales

Disbursements payable on Purchase
The likely disbursements are as follows:
Stamp Duty land Tax please use the Stamp Duty Calculator
Land Registry fee
These are determined on sliding scale depending on purchase price.
Please use the Land Registry calculator on their website to calculate the registration fee. This is usually by an electronic submission at 50% discount.

Searches
We do not charge extra for applying for searches. Searches are charged at cost. Local Search is determined by the local authority. The current fee payable in Chelmsford is £106.

Other searches 
Water and Drainage estimate £50
Environmental Search estimate £51
Land Registry searches and bankruptcy searches required prior to completion cost £3 each
Bank transfer fees to send money charged at £25 plus VAT per transfer

Management packs
If selling a leasehold property, you will be required to provide your buyers with a management pack.
The costs of the management pack is determined by the freeholder/managing agents. Costs are
likely to be between £300 to £500.
 
Bank charges
To redeem any existing mortgage or charge, sending sale proceeds £25 plus VAT
If there is likely to be any additional disbursements payable on your sale or purchase, the fee earner
will immediately advise you of the cost.
